After I have preformed a search for a buyer tour I start to go over the “agent’s remarks” section for any details on the showing process for the property. We have rules we need to follow to show seller homes and if we break some of those rules we are held accountable and can be fined by the NWMLS. So, agent remarks are very important.
However, there is one showing instruction that just makes me want to run from showing a home.
“Please Remove Your Shoes”
Sure there are times that removal of shoes is warranted, like just after new carpet has been installed or wood floors have been resurfaced. Yeah, we get that. But when I open the door and see the filthy floor or worn out carpet, I turn to my buyers and say – NO WAY are WE removing our shoes! Are you kidding? There are times that I feel like I should be putting on a bio-hazard suit to enter a home! If your carpet looks like your kids, the neighbor kids and your pets eat, drink and sleep on it, do every one a favor and have it cleaned.
Oh, and as for the “carpet allowance” bonus you are offering – save it. If your carpets need to be replaced – then just do it! Buyers are always going to pick the house that looks the best!
My policy is to bring my own booties for my clients to wear over the top of their shoes. All sellers who don’t want people walking on their floors should supply booties and a place to put them on at the front door.
